What is meant by observed genotypes? Are observed results due to chance or are they arrived at mathematically?

The observed genotypes will those that occurred naturally and were observed. These genotypes are usually due to chance, from chromosome segregation and crossing over. Genotypes arrived at mathematically would be 'expected' genotypes.
